New builds and building
on your own - Once you found the
plot of land.
1) Contact an independent
Spanish real estate lawyer who knows the local area (and speaks English – try
our directory for this)
2) Check with the Town
Hall(Ayuntamiento) if the land is registered. (Your lawyer can do this or
explain how to do it)
3) Check if the property or the land your want to buy is free of charges or
not.
4) Your Lawyer must inspect the Town plan and the partial plan, in order to
know the future developments planned for the area where your plot of land is
located to ensure that the urbanization is registered and legal.
Once you are ready tobuild
1) Remember building size
is limited in relation to plot size.
2) Find a reliable builder
(if you are buying from a developer this might not be possible or necessary),
but regardless do double check the outlining payment terms on the contract and
what the clauses for late completion are.
3) You lawyer must check the contract before you sign it!
4) Always sign a sales contract before the notary with legal advice first.
5) Get a legal building permit (or ask the lawyer to check the developers).
6) A clerk must supervise the work to ensure that it complies with the
construction standards.
